We develop and build ourselves and, at the same time, acquire attractive income properties. What we hold, we also operate: from letting to parking management to caretaker and maintenance services.

// Two routes into the portfolio
We develop and build properties that we then hold and operate ourselves. As developer and long-term holder in one, we think through every decision – from floor plan to building services – over decades. Our flagship is the Illenauwiesen Campus in Achern.
In parallel we acquire existing residential and commercial properties with a compelling risk-return profile. We buy to hold for the long term – not to resell. For suitable properties in Achern and the region we are always open to talk.

The Illenauwiesen Campus is our largest project – around 105 million euros of investment volume on roughly 25,000 square metres, right in the centre of Achern. On two plots the completed quarter combines apartments, offices, commercial space and a hotel; above ground it is car-free, with the entire infrastructure – including underground garages with charging points for e-cars and e-bikes – located below.
Built to the Efficiency House 40 standard and designed for climate neutrality: electricity from photovoltaics and biomass, battery storage, heat pumps and thermal storage, plus passive cooling. Realised with local architecture and trade firms and supplied with genuine green power from local generation. The quarter is owned by KAREMHA real estate GmbH and operated together with Illenauwiesen Parken & Service GmbH.

Furnished apartments for longer stays – operated under the Black Forest Suites brand.
Caretaker and maintenance services for our properties – proactive and dependable.

We operate our serviced apartments in the Illenauwiesen Campus under the Black Forest Suites brand – modern, fully equipped apartments for business travellers, project staff, couples and families. Designed for longer stays: digital check-in, weekly cleaning service and reduced weekly and monthly rates.
As a long-term holder we are continuously interested in new sites and properties in Achern and the region – residential and commercial alike, individual income properties as well as development land. We decide quickly, buy from our own capital and keep what we acquire.
